The Ranch Landscape
South-T-Bar Ranch boasts unique rock outcroppings and thick old growth Ponderosa, Fir and Scrub Oak forests. The views vary from the majestic Pikes Peak to the local mountains and valleys surrounding the ranch. Higher elevations provide a view of the Sangre de Cristo Mountain range and the Wet Mountain Valley. Two minor mountain passes surrounding the ranch help create the changing landscape and influence the local weather. Snowfall and rainfall vary greatly from one part of the ranch to another and the same can be said for wind speeds and temperature.
The ranch has many migratory herds of Antelope, Elk, Deer and Rocky Mountain Sheep visiting at any given time and birds of prey, bears and cougars also make the area their home. The remote location provides protection and abundant food for these animals neighbors.
Overview
South T-Bar Ranch is a 5200-acre private, gated community 13 miles SW from CO HWY 9 along South Tallahassee Road at the end of County Rd 21. The ranch sits northwest of Canon City CO. South T-Bar Ranch proper is comprised of 114 parcels, all at least 35 acres each, of which, about 15 are occupied by full-time residents with many more seasonal residents. There are 22 adjacent parcels that surround the South T Bar Ranch proper Filings 1-6 that use the private gate as access to their properties. Protective Covenants for POA members maintain the property values, and a Grazing Lease keeps the property taxes low. All parcels have access to electricity and year-round road access.

Areas of South T Bar Ranch sit over a uranium mineral deposit and have been mined or explored by various companies since 1954. As with much of Colorado land, mineral rights do not follow the surface rights of ownership and that is the case with property within and around the South T Bar Ranch.
